The Coachman Bar has been owned by our clients for c 15 years and during this time it has built up an enviable reputation as a very well run and established “locals” bar. Regarded as the leading pub of the community. The Hotel and Coachman Bar has been the main sponsor for Moffat Rugby Club for the past 13 years and on a Saturday benefits from the teams coming back after home games – opportunities exist to continue or extend this relationship. Our clients also own the Buccleuch Arms Hotel, which is attached and as a result can offer any new owner many shared opportunities, the most obvious one being that of food. Over the last few years the pub has provided good quality “pub food” by utilising the “dumb waiter” which goes directly to the kitchen in the hotel.
This is something that the owners of the hotel would be willing to keep in place (providing the new owners would wish) and as a result allow the Coachman Bar to continue offering food without having to put in a kitchen (details of how this would work can be discussed when viewing the property). The pub opens Mon-Thurs 11am till 11pm, Fri 11am till 12am, Saturday 11am till 1am and Sun 12pm till 11pm, with 2 full time staff, which includes a manager/supervisor and c. 5 part time staff as and when required. Every Saturday night there is live entertainment by local bands and DJs which prove very popular with the regulars.
Our clients have ran the pub very much on its own merits without really pushing or marketing it in any way apart from word of mouth and it is thought that under new ownership and greater focus, business could be greatly increased on both the food and wet sales.
The Coachman Bar, occupies a prominent High Street trading location within the popular Dumfriesshire market town of Moffat. Moffat is extremely popular due to its location approximately 1 mile from junction 15 of the M74, regarded as the main Scotland to England route. Edinburgh is approximately 1 hour drive via the highly regarded scenic route, the A701, while Glasgow and Carlisle are roughly 1 hour and 35 mins respectively.
Moffat is very well serviced and offers many local amenities, including bars, hotels and restaurants, with Moffat High School regarded as one of the best and sits at #3 in the school league tables. The surrounding area is awash with outdoor pursuits and offers something for everyone including, fishing, hill walking, shooting and blessed with wonderful scenery. Moffat Golf Club and Moffat Rugby Club (which the Hotel/pub has sponsored for the last 13 years), are close by. Moffat Woollen Mill is also a popular visitor attraction, with bus loads arriving daily during the summer months.
For further amenities, Dumfries is within 35 mins drive.
Forming the ground floor of a traditional 2 storey property, the Coachman occupies a desirable trading location within the town and is instantly recognisable due to its black and white façade. The first-floor forms part of the Buccleuch Arms Hotel to which the Coachman is attached. We are led to believe that the building dates back to 1760 and is built of a stone construction under a varying pitched tiled roof.
The pub is accessed directly from High Street into a pleasing entrance vestibule with access to the spacious office/staff area on the left and to the public areas on the right. The bar is well presented throughout and benefitted from a refurbishment a few years ago retaining many of the traditional features including beamed ceilings, the bar servery is a feature in itself, with its ornate detailing. Split into 2 main areas, via an archway, the bar servery feeds both the public bar and the lounge/games area to the rear, comprising a pool table, 2 dart boards, games machine and television which show BT Sport and Sky TV.
The décor is bright and airy which makes for a very warm and welcoming environment with varying perimeter seating, freestanding bar stools and tables and chairs throughout. Upon entering the bar you can’t help but notice the decorative wall to wall murals showing historic pictures of Moffat and the coach house in its day, which are certainly a talking point for the guests.
Male and female toilets are located to the rear with access to a small smoking/seating area.
The spacious office /staff area gives direct access to behind the bar and houses all the crockery/cutlery, coffee machine and “dumb waiter”.
